Virtual staging has long been a popular method for real estate agents to make properties look more attractive for homebuyers – it involves adding furniture and décor to a home to increase the property’s value. In the past, this has been achieved with traditional staging - physically: lugging in sofas and decorating houses before snapping that final picture (much to the expense of the real estate agents).

However, in today’s digital age, we don’t need to resort to costly physical home staging. All that dressing up of houses can be achieved digitally. This process is called virtual staging.

Virtual home staging is a home staging technique in real estate where an interior design (i.e., furniture, decorations and flooring) is digitally added to photos of a property. This is often achieved using 3D graphics software and game development engines to create a photorealistic render that is indistinguishable from a real picture.

Virtual staging is extremely popular with real estate agents and property developers as it makes properties more attractive and helps potential homebuyers picture how they would live in their new home. This, in turn, aims to dramatically increase a home’s value, but also make the listing more appealing on listing websites.

When competing with other similar properties on listing websites, having a listing with beautiful photos and furniture will make the virtually staged listing stand out and get more clicks and more leads than vacant properties with empty rooms. Ultimately, a virtually staged listing can generate more leads and more potential buyers competing for the real estate property and increasing the property selling price.

Virtual staging allows you to “swap out” existing furniture without having to physically remove the furniture.

We offer a service called Item Removal where we can digitally remove the existing furniture and add new, digital furniture. This is perfect for cleaning up a messy room or getting rid of a large unwanted item like a car, truck or dumpster.

So either it's a cluttered home or a vacant one, we can always provide realistic virtual staging results.

However, if you have bigger listings that you need to stage, the cost with discounts can go down to just $19.20 per photo.

How long does Virtual Staging take?

Physical home staging can take weeks if not months to get the perfect image.

Do you offer 360 Virtual Staging?

Yes, we sure do! However, before submitting your 360 project make sure you have 360-degree photos taken with a 360-degree camera.

Panorama photos taken with your phone unfortunately won't work for this purpose. Only specialized 360-degree cameras can take professional 360 photos that we can stage.

We're also happy to set you up with a free 360 tour if you stage your 360 photos with us.

Can you do Matterport Virtual staging?

Unfortunately, we can't currently virtually stage Matterport tours directly. We can extract photos from Matterport tours, stage the 360-degree photos and then create a separate tour for you to showcase the virtually staged version.

However, as far as we're aware, there's currently just one company providing direct Matterport Virtual Staging and that is roOomy. From what we've seen they do a great job when it comes to Virtual Staging Matterport and you can't go wrong by hiring them.

How does your Virtual Staging service work?

Our service is simple - you register an account, start a new project by uploading the photos you need staged and provide as little or as much information as you want.

The only required information from you is the furniture style and room type. You’ll need to go through our samples and simply select the furniture style that you like the most. Then, you’ll need to tell us which rooms are visible in each photo.

Optionally, you can add more information along with reference photos if you have something specific in mind such as specific furniture placement or types of furniture. Once you’ve added these pieces of information for every photo you’ll be able to pay and start your project.

Our team will then review your project and send you an email as soon as the review is done. If we don’t need any additional information to start the project you’ll receive an email soon after letting you know we received the project and will start working on it. In this email you’ll also receive an ETA that we’ll 100% stick to, or we’ll give you your money back and still deliver the project as soon as possible.

In case we have additional questions we’ll send you an email and your project will stay “In Review” until we receive a reply from you.

You’ll also receive email notifications as soon as the project is done. You can then view your virtually staged photos through our website and request revisions with the click of a button.

You can also opt-in to receive free SMS notifications when your project is ready as emails can sometimes be. We only send SMS notifications when we complete a project and nothing else. You'll never receive any marketing messages from us via SMS.

How many photos should I virtually stage?

While this is on you to decide, most of our clients like to stage two to three different views of the living/dining/kitchen area, and usually one to two different views of each additional room.

The typical project is between 6 and 10 images.

If you have a bigger listing and need more photos, you’ll be able to get up to 20 photos for a special price of just $288 per listing.

Simply add 12 photos and our system will automatically make the next 8 photos free. That works out to just $14.40 per photo!

What if I don’t like the images?

While that usually doesn’t happen, when it does, you’ll have two options - request revisions (which are free and unlimited) or ask for your money back. We’re happy to work with you to improve the photos until we land a design you absolutely love.

Revisions are normal and most clients ask for revisions, so don’t hesitate to do that as well.

However, if the revisions don’t help and you feel like the design just isn’t what you’re looking for, please reach out to us as soon as possible. We have a no questions asked money back guarantee and we’ll issue a full refund immediately.

‍You can also keep the photos we virtually staged and we hope you’ll be able to put them to good use even though you might not be 100% happy with them.

Do I get free revisions and how do I request them?

Yes, all of our virtual staging services come with free revisions. There is no additional cost for revisions.
All you need to do is click a button below the image we delivered and request your revisions. There's no need to email us, simply place your revision through our website and you'll receive an email confirmation as soon as we review your requests and start working on them.

The only thing we ask is that you stick to the furniture style you initially requested. For example, if you've selected Modern and later want to switch to a different style, the additional virtual staging cost would be $12 per image.

All of our other services come with free revisions as well. Same rules apply as for Virtual Staging.

How long does it typically take to receive my photos?

Typically, it takes up to 48 hours. But that’s with other companies :)

VirtualStaging.com takes only 4 to 8 hours if you order from 7am to 7pm Monday to Friday.

If you place your order outside those hours it might take us 8 to 24 hours.

Also, if your order requires additional edits such as item removal, image enhancement, etc. it might take us 8 to 24 hours even if you order from 7am to 7pm Monday to Friday.

But you can rest assured it won’t take longer than 24 hours. If we’re ever late (even just a minute) your project is on us and we’ll send you a full refund without you even having to ask for it.

I’m not listing a vacant home. It contains clutter and furniture. Can you still add virtual staging?

Yes, no problem at all!

You’ll also have to order our Item Removal service, but we can digitally clean up your photos and remove all the current furniture or clutter and virtually stage it. Once we’re done with it you won’t be able to tell there was any old furniture or clutter in there.

One thing to keep in mind though is that we might have to add a new 3D floor to replace the current one. We’ll always pick a 3D version of the floor that looks similar to the existing floor so in most cases you won’t be able to tell the difference. Sometimes it might be noticeable. When this happens we always recommend you add a disclaimer to let potential buyers know the photo and floor have been digitally enhanced.

Will I be misleading buyers if I use Virtual Staging?

We certainly hope that won’t be the case.

You’ll be able to add custom disclaimer messages on all the photos from our members’ area.

You can use our tool to add text such as “Virtually Staged” on the photo. This way you’ll make sure everyone knows the home has been virtually staged and won’t be surprised when they visit the home and see no furniture.

Who owns the virtual staging photos after you complete the edits?

You do!
Once you receive the virtually staged photos you are free to use them as you wish. There is no royalty or any other type of fee that we impose.

Is my payment safe?

Absolutely. We never store your card details on our website.

We use a company called Stripe to process payments. Stripe is the leader in online payments and is used by most technology companies to process payments.

You’ll be redirected to Stripe to make the payment and they use the highest security standards so you can rest assured that your card details are safe.

Where are you based and what currency do you use?

Since we’re a US company all our prices are in USD.
